How to compare a French mortgage, portfolio-backed loan and cash purchase.

Americans are allowed to buy property in France

French law does not generally prevent a US citizen from owning a home in France. The difficult part is usually not the purchase itself. It is arranging the banking and financing around it.

A buyer can complete a transaction with cash, obtain a French mortgage, borrow against an investment portfolio or combine several sources. Each route creates different costs, deadlines and risks.

Why the mortgage conversation becomes difficult

French lenders assess income, existing debt, deposit size, property quality and the ability to service the loan. A nonresident file requires more documentation. A US person can add FATCA reporting and internal compliance requirements.

This does not mean every bank refuses Americans. It means that appetite varies widely and that a file should reach the right desk with complete documentation before the buyer signs a binding timetable.

Route one: a conventional French mortgage

A local mortgage aligns the debt with the property and may provide a long repayment period. The lender will usually examine income, tax returns, bank statements, assets, liabilities and the origin of the deposit.

The process can be slower for clients paid in another currency, self-employed applicants and buyers whose assets are spread across several institutions. Early preparation matters more than a generic promise of approval.

Route two: portfolio-backed financing

A lender may advance funds against a diversified securities portfolio. This can avoid selling investments and may move faster than a property mortgage because the collateral is financial rather than real estate.

The risk is equally important. If the portfolio falls, the lender can request additional collateral or repayment. Interest rates may be variable. The borrowing currency and the portfolio currency can also differ.

Route three: cash purchase followed by refinancing

Some buyers use cash to complete on time and refinance later. This strengthens the purchase offer but creates execution risk. A future refinancing is never guaranteed, and selling investments to raise cash may create tax and portfolio consequences.

This route should only be used when the buyer can remain comfortable if refinancing takes longer or never occurs.

Documents to prepare

Prepare identification, proof of address, recent tax returns, income evidence, bank and custody statements, a schedule of liabilities, documentation for companies or trusts, and evidence of the origin of funds.

If investments will support the transaction, provide a consolidated view of the portfolio. Fragmented statements slow the lender’s analysis and can hide concentration or currency risks.

The timetable before signing

Start the financing discussion before making a binding commitment. Obtain an initial credit view, identify the documents still required and understand which conditions must be satisfied.

The preliminary sale contract should be reviewed by the appropriate legal adviser. Any financing condition must reflect the route actually being pursued, not a generic assumption that a bank will lend.
